The Two Kings of Florida Flooring
In South Florida, most homes come down to two flooring choices: luxury vinyl plank (LVP) or porcelain tile. Both handle our climate well. But they’re very different underfoot, in cost, and in maintenance. Here’s the honest comparison.
Head-to-Head Comparison
| Feature | LVP | Porcelain Tile |
|---|---|---|
| Waterproof | Yes — 100% | Yes — 100% |
| Humidity resistance | Excellent | Excellent |
| Comfort underfoot | Warm, soft, quiet | Hard, cold (can add rugs) |
| Durability | 15-25 year lifespan | 50+ year lifespan |
| Scratch resistance | Good (varies by brand) | Excellent |
| Maintenance | Sweep + damp mop | Sweep + mop (grout needs occasional cleaning) |
| DIY-friendly | Yes (click-lock install) | No (requires skill + tools) |
| Cost installed | $4 – $8/sq ft | $6 – $15/sq ft |
| Resale perception | Good — modern buyers accept it | Excellent — perceived as premium |
| Underfoot feel | Warm, slight give | Hard, rigid |
| Noise | Quiet | Louder (echoes in open spaces) |
| Repairability | Individual planks replaceable | Difficult — matching tile years later is hard |
Where LVP Wins
Living Rooms and Bedrooms
LVP’s warmth and comfort make it ideal for spaces where you walk barefoot. It’s quieter than tile, reducing echo in open floor plans. The realistic wood looks have become so convincing that many buyers can’t tell it from real hardwood.
Homes with Kids and Pets
LVP is softer on falls, quieter on paws, and scratches are less visible than on tile. Individual damaged planks can be replaced without affecting the surrounding floor.
Budget-Conscious Projects
At $4 – $8/sq ft installed, LVP costs 30-50% less than tile for the same area. For a 1,500 sq ft home, that’s a $3,000 – $10,000 difference.
Where Tile Wins
Kitchens and Bathrooms
Tile is the gold standard in wet areas. While LVP is waterproof on the surface, water that gets underneath (from a dishwasher leak, for example) can be trapped. Tile on a properly waterproofed substrate has no such issue.
Outdoor and Transitional Spaces
LVP cannot be used outdoors — UV exposure and temperature swings will damage it. Porcelain tile works seamlessly from indoor to outdoor, creating that coveted Florida indoor-outdoor flow.
Longevity
Tile outlasts everything. A well-installed porcelain floor will look the same in 30 years. LVP, while durable, typically needs replacing after 15-25 years.
Resale Value
Tile is still perceived as the premium choice in South Florida. In higher-end homes ($500K+), buyers expect tile in main living areas.
The Best of Both Worlds
Many of our Fort Lauderdale clients use both:
- LVP in bedrooms and closets — warm, comfortable, cost-effective
- Porcelain tile in kitchen, bathrooms, and entryways — durable, waterproof, premium feel
- Tile extending to the patio — seamless indoor-outdoor transition
The key is choosing complementary tones so the transition between materials feels intentional, not jarring.
Our Recommendation
- Under $400K home / rental property: LVP throughout — best value, tenants and buyers accept it
- $400K – $700K home: Tile in main living + wet areas, LVP in bedrooms
- $700K+ home: Tile throughout main areas, with hardwood or premium LVP in bedrooms if preferred
- Any home with indoor-outdoor living: Tile is the only option that transitions seamlessly
