Top Flooring Options for Florida Homes

Luxury Vinyl Plank (LVP)

Best for: Most rooms, especially open-concept living areas

LVP is the most popular choice in South Florida right now — and for good reason. It’s 100% waterproof, handles humidity without expanding, and comes in realistic wood and stone looks. Modern LVP is nearly indistinguishable from real hardwood at a fraction of the cost.

  • Pros: Waterproof, durable, affordable, easy maintenance
  • Cons: Can feel less premium underfoot than real wood
  • Cost: $4–$8 per square foot installed

Porcelain Tile

Best for: Kitchens, bathrooms, entryways, outdoor spaces

Porcelain is the gold standard for wet areas. It handles humidity, spills, and even standing water without damage. Large-format tiles (24x48) give a sleek, modern look with fewer grout lines.

  • Pros: Waterproof, extremely durable, wide style range
  • Cons: Cold underfoot, harder surface, professional installation recommended
  • Cost: $6–$15 per square foot installed

Engineered Hardwood

Best for: Living rooms, bedrooms, offices with climate control

If you love the warmth of real wood, engineered hardwood is the way to go in Florida. Its layered construction resists humidity better than solid hardwood — but you’ll want to keep your AC running consistently.
